General comments: It was a pleasure to meet you this morning and I thank you for showing me around the property. Since the last assessment no major changes have been made and I am delighted that you had an excellent season. I wish you and your family a restful break over the festive season and wish you continued success for the forthcoming year. I am pleased that you have had success with the Walkers and Cyclists scheme.

Comments: The excellent condition of the property has been maintained and the signage is very clear. There are no external security lights and as I discussed this could be considered for the safety of guests in the future. I know that in the New Year you propose to install a ‘lantern'. The brown tourist sign that was discussed at the previous visit has not been erected due to financial reasons. The score for the grounds and gardens has been carried forward as a full assessment has not been possible during winter however you have extensive plans for next year with the creation of a wildlife garden and pool. The double glazed window in room 3 is to be replaced by the spring.

Comments: The condition of the décor remains very good with the wallpaper showing no visible signs of marking. As discussed the paintwork in some of the rooms particularly around the doors and on the skirting boards require some maintenance in the new year. There are several very good quality prints that enhance the overall appearance of the bedrooms. There is a range of different furniture and this remains in good condition. As discussed in order to protect the pine furniture bedside tables you may wish to consider the provision of safety glass tops although you do provide coasters for the placement of hot beverages. The single pile carpets continue to be in very good condition with very little flattening of the pile even on the main traffic areas. The wooden pine beds, mattresses and linen are in excellent condition, some having been replaced within the past 12 months. The new blankets are in excellent condition. A very good range of task lighting in all of the bedrooms consisting of the main downlight and individual reading lights. The centrally heated radiators provide a very good heat however they are not individually thermostatically controlled. If thermostats were to be fitted your guests would have greater control of the heat and in turn this could save you money. The range of accessories is excellent including individual battery operated torches beside each bed; tissues; magazines and books; a selection of biscuits; crisps; hot chocolate and Horlicks drinks; hairdryer; shoe cleaning items and a sewing kit and your score has been adjusted to reflect this. In addition, fresh milk and juice were available from the fridge in the lounge, which can be taken to the room.

Comments: The décor is being maintained and remains in very good condition with no visible markings to the emulsioned walls. As discussed the metal shower in the private bathroom is going to be replaced next year with a bow fronted glass fitment, however the other showers remain in good condition. The flooring in the private bathroom is also to be replaced with lino or tiles. The range of Egyptian cotton towels including a face cloth, hand towel and bath sheet was excellent. Towel rails have now been placed in the bathrooms over the radiators. Lighting levels remain very good with an overhead central light and vanity/shaving light above the mirror. As discussed the electric bar heater in room 5 is to be replaced with an electric wall mounted fan heater by the spring. A useful range of accessories including Dove cream soap bar, conditioning shampoo, shower gel and sanitary disposal bags.

Comments: The décor in the main lounge is in very good condition with the emulsioned walls and wallpaper showing no signs of marking. The range of fixtures and furniture is also of very good quality and condition including several sofas and comfortable armchairs; television; coffee tables and a very good bookcase that extends along one wall containing a vast amount of books for use of the guests. The carpet is in very good condition. There is a very good variety of lighting suitable for reading in all areas. The central heating radiator, which is thermostatically controlled, is supplemented at times by an open coal/log fire. As discussed it is not recommended that guests light the fire themselves on grounds of safety and I would suggest that this is pre lit by you.

Comments: The dining/breakfast room is in the conservatory and is in very good condition. The walls and ceiling remain unmarked. The tables and chairs are of solid wood with a pine finish and are of very good quality. The carpet remains in a very good condition with very little marking or flattening. There is a very good range of central and wall mounted lights that create ambiance. The gas fire has been replaced with a freestanding convection heater and is supplemented by the central heating. The menu for dinner is written on a blackboard whilst the breakfast menu is printed on paper and left in each bedroom for guests to decide before retiring. The table appointment was very good with, at the time of the visit, a seasonal theme with festive candles, linen, napkins and mats and mixed crockery.

Comments: The quality of dinner was very good. Two courses were offered, with very good home cooked food and a selection of fresh vegetables and potatoes. The pudding was also very good with coffee served at the table. The breakfast buffet presentation was very good with a choice of cereals in either airtight containers or original tins. Prunes and grapefruit were available and a very good porridge with local Tomatin honey. The selection of cooked items was very good. As discussed the presentation of the sauces could be enhanced by offering these to guests rather than having the bottles available. The individual portions of butter and Flora were out of date although as discussed you keep these in the freezer, however guests would not be aware of this and could construe that the products were old. The presentation of the decanted preserves was very good.

Comments: It was a pleasure to be met on arrival with an open door and greeted by name. Although not asked to register on arrival I was asked to do so prior to dinner. Facilities were explained including the provision of fresh milk and juices from the fridge in the lounge. Information is available on the wall of each bedroom with very clear instructions in the case of a fire and how to contact you in an emergency. It was excellent to be shown to the room that was pre-warmed and literature The booking was handled very effectively by telephone with contact number being taken and time of arrival. The offer of dinner including details of the menu was well received. The standard of housekeeping throughout the property remains excellent. Dinner service from your daughter (Victoria) was excellent with conversations being made with other guests in order that the ambiance was retained. At regular intervals guests were asked about the food being offered and whether it was to their liking. At breakfast regular top ups were offered and this remains excellent. On check out the receipt was immediately available.
